Front Load Dumpster Service for Commercial Properties in Northeast Florida

Freedom Waste provides scheduled front load dumpster service to commercial accounts across Duval, St. Johns, Clay, and Nassau counties. If your business produces waste every week — a restaurant, retail center, office park, apartment community, or medical office — front load service is the container setup built for that.

Family owned and operating in Northeast Florida for 20 years. We hold franchise licenses in all four counties and service government contracts throughout the region. Most accounts can have a container on site the next day.

One Price, All Fees Included, Locked for Five Years

Commercial waste pricing has a reputation, and it is earned. Annual CPI increases, fuel surcharges, environmental fees, administrative fees — the number on your invoice in year three often looks nothing like the number you signed for.

Our agreements run five years, and your rate is locked for the full term. One price, all fees included.

  • No annual or monthly rate increases
  • No fuel surcharge
  • No environmental or disposal fee
  • No administrative fee
  • No mid-contract adjustments of any kind

The number you sign is the number you pay in year five. Compare that to your current invoice and check how many line items sit below the base haul rate.

That is a real commitment on both sides. We are asking for the term; in exchange you get price certainty that most haulers will not put in writing.

What Front Load Service Is

A front load dumpster is a permanent container that stays on your property and gets emptied on a recurring schedule. The truck lifts it from the front using forks, empties it, and sets it back down — usually in under two minutes, with no disruption to your business.

This is different from a roll-off container, which is temporary and suited to construction debris, cleanouts, and one-off projects. If you generate waste continuously, front load is almost always the more economical choice.

Need a temporary container instead? See our roll off dumpster rental.

Container Sizes

Size Roughly equivalent to Common fit
2 yard 12 kitchen trash bags Small offices, salons, low-volume retail
4 yard 24 kitchen trash bags Restaurants, small retail centers, medical offices
6 yard 36 kitchen trash bags Busy restaurants, multi-tenant retail, apartment communities
8 yard 48 kitchen trash bags High-volume kitchens, large properties, manufacturing

Locking lids and casters are available on request. Locking lids are worth asking about if your container sits in an unsecured lot — they stop non-tenants from filling it with waste you end up paying to haul.

Not sure which size? Most accounts start with a best estimate and adjust after the first month. We would rather right-size you than have you paying to haul a half-empty container.

Service Frequency

We run Monday through Saturday and schedule anywhere from once a week to six times a week depending on volume. Restaurants and grocery generally need three or more pickups; offices often do fine with one.

Two signs your schedule is wrong:

  • Overflowing lids or side-stacked bags — you need a larger container or more frequent service. This also risks code violations and pest problems.
  • Half-empty container on pickup day — you are paying for hauls you do not need. Ask us to reduce frequency or downsize.

Either way, call and we will change it. Reviewing this is part of the service.

Who We Serve

  • Restaurants and food service — high-volume wet waste, tight enclosures
  • Retail and shopping centers — cardboard-heavy, often shared across tenants
  • Property management and multifamily — apartment communities, HOA commons, mixed-use
  • Medical and professional offices — predictable low-to-moderate volume
  • Manufacturing and industrial — steady output, often paired with a compactor
  • Government, schools, churches, and municipal facilities — we hold active government contracts across the region

High volume? A commercial compactor may cut your hauling costs significantly.

We hold franchise licenses in all four counties we serve — Duval, St. Johns, Clay, and Nassau. Not every hauler can legally service all four, which matters if you have locations spread across the metro and would rather deal with one company.

Frequently Asked Questions

What size front load dumpster do I need?

It depends on volume and how often you want pickups. A small office often runs a 2 yard serviced weekly; a busy restaurant may need a 6 or 8 yard three times a week. Tell us your business type and square footage and we will recommend a starting point, then adjust after the first month.

What is the difference between a front load and a roll off dumpster?

Front load containers are permanent and emptied on a recurring schedule — for ongoing waste. Roll-off containers are temporary, much larger, and dropped off for a project or cleanout, then hauled away full. Ongoing waste means front load.

How quickly can service start?

Most new accounts get next-day delivery once the agreement is signed. Call (904) 337-0066 to confirm availability for your address.

How long is the agreement?

Five years, with your rate locked for the full term. All fees are included in that price — no fuel surcharge, no environmental fee, no administrative fee, and no annual or monthly increases. If you have been through a hauler’s yearly escalations, that is the tradeoff we are offering: the term, in exchange for a cost that does not move.

Are there any extra fees?

No. One price covers the service. Everything other haulers add as separate line items is included in the rate you sign, and that rate does not change for five years.

How much clearance does the truck need?

Front load trucks need overhead clearance and a straight approach to the container. Low-hanging wires, tree limbs, covered parking, and tight enclosure gates can all be a problem. We check access before delivery.

Can I get a locking lid?

Yes — locking lids and casters are available as needed. Worth requesting for shared or unsecured lots.

What cannot go in the dumpster?

Hazardous waste, liquids, paint, tires, batteries, electronics, medical waste, and appliances containing refrigerant. These are regulated separately. Call and we will point you to the right handling.

Do you service my county?

If you are in Duval, St. Johns, Clay, or Nassau County, yes. We are franchise licensed in all four.
